How to choose a construction manager?

The construction manager is responsible for the work performed according to the architect's design.
The best option is to find a manager who will build for himself.
You will be able to talk to him about which solutions are better and which are worse, what is worth paying extra for and what is worth giving up. It is also worth checking whether the materials from the project can be replaced with others with the same strength or characteristics.

It is often worth handing over the project to the manager in advance so that he can analyze it and pre-approve it. A manager is a construction manager who should be a real practitioner. He should know the current prices of materials and have contacts with various contractors and construction companies. A manager is a manager who carries out an architect's project. It is possible that in the event of an emergency, the manager will have to make the decision himself, so it is good if the manager you choose thinks like you do.

It is worth realizing that an architect and a construction manager are two people independent of each other, but working on the same project, which is the construction of your house. Use communicative people who know that to reach an agreement you need to talk wisely.

It is good practice to agree on the number of visits to the construction site with the construction manager. There are people who limit this number to 4 and consider all cooperation to be necessary.
With this assumption, the final result may be that contractors do what they want and how they want, without paying attention to the quality of the service provided. In turn, the construction manager completes the construction log based on a quick inspection and photos. Regardless of which manager you choose, you must be aware of the consequences of your choice. It is worth noting that a construction manager is an analytical person with the mind of a constructor, and building a house is a complex process requiring knowledge of construction and construction technologies. The manager takes responsibility for ensuring that the project has been carried out strictly according to the plan and certifies that the shed is in good technical condition, that construction law standards were met during construction and that the building does not pose a threat to the safety of residents.

Remember,that after the house is built, it will be very difficult to eliminate mistakes that could have been avoided at the construction stage. If you do not have the appropriate technical knowledge to monitor the construction of the house on an ongoing basis, it is worth using an expert in the form of an engineer more than 4 times.

The manager is the most important in the entire process of building a house, so it is not worth saving when choosing him!
In fact, only rich people can afford a cheap manager. This is, of course, quite a perverse statement. Imagine that the shortcomings of the construction team, which have not been thoroughly checked by a good manager, may result in renovations even every few years, e.g. due to poor moisture insulation in the building walls. Such renovations involve high costs. Unfortunately, when the fact of this problem comes to light, it is too late to fix it. Ultimately, the costs of repairs and renovations may significantly exceed the salary of a good construction manager.

Questions worth asking your manager?

  • What do you think about the project?
  • What is the hardest thing to do?
  • Which can be simplified without significantly interfering with the architect's design?
  • If you have any doubts about a project, ask questions.
  • Would you like to analyze a project at home? I can give it to you for a few days.
  • Do you know the designer who carried out the project?
  • What do you do when a specialist does his job poorly?
  • Can the project be executed incorrectly?
  • Does it happen that a project assumption is impossible to implement or impractical? (let him give examples from practice);
  • What model of cooperation between settlements with contractors do you propose?
  • Ask for the telephone number of the contractors entrusted with the construction;
  • What does the entire cooperation with the manager, manager-architect, manager-contractor look like?;
  • How often will you be on the construction site and how will you react to unreliable contractors?
  • What will your responsibilities be?
  • Will you provide an information board and a survey marking of the house?
  • Is he a member of the Chamber of Civil Engineers, i.e. does he have any qualifications?
  • Will it help in selecting contractors?
It is best to agree with the manager a fixed amount for construction.
Imagine a situation when you arrive at a construction site and it turns out that the team is going on strike because there is no pay, and the team leader clearly says that he wants an advance payment. It is then worth calling the manager to come and collect what they have done and determine together with you whether an advance payment can actually be paid and in what amount so that it is proportional to the work performed.

Situations in which the work has not been done, the money has not been paid and the crew is missing are very common. This is due to the lack of professional management and communication. The best option is to use independents. Avoid situations when the designer is also the construction manager. It is worth using an independent manager. Such a person may notice any errors. It is also a new look at the entire concept.
Another example is a manager being instructed by a contractor. Sometimes this may result in a conflict of interest. The manager will stand up and make excuses for the contractor instead of representing you.

It can also use the so-called general contractor, i.e. the company estimates everything from A to Z and implements the plan according to the arrangements. In such a case, it is worth using an inspector who will control the work of the general contractor.

Combining the functions of manager and inspector is extreme and unacceptable!
