It may happen that after agreeing something with the designer, the constructor will calculate it and accept it, but the cost of doing so will be very high. Ultimately, the idea will be rejected because it will exceed the budget. Imagine this situation happening several times.

You turn to an expert and everything is corrected over and over again, which only wastes time and a lot of money. Many people or investors sometimes make various changes during construction, e.g. raising the knee wall, because it provides additional space.
The question is, why did you suddenly decide that you needed more space?

Before going to a designer, it's worth asking yourself some questions:

  • What practical utility do we expect?
  • What do we want to pay attention to?
  • What are your plans for the future?
  • What will each room be used for?
  • Where's the dressing room?
  • Do you want an open or closed kitchen?
  • Bathroom with toilet?
  • Where will the entrance to the house be?
  • Where are the garbage bins?
  • Where will you pack your car?
  • What about guests, where will they park?
  • How do you want to place the building in relation to the cardinal directions?

You can already see that there are a lot of questions. It is worth preparing a list of such questions. Are your expectations realistic and will they exceed your budget?

It is important to establish your own action plan. First, you need to get used to different opinions about building a house. Write down your fears, expectations and financial possibilities. In short, it's what you can afford.

You can use two methods.
First, you discuss everything in advance and a project is created based on the findings.
The second step is to give an example project and modify it together.
Regardless of whether you choose the first or second solution, it is important that it is your choice.

How to find a designer?
As in the case of a construction manager, it is best to find someone who works locally or has already cooperated in a given region. Knowledge and knowledge about the local development plan, development conditions and deadlines for settling official matters influence the entire process, significantly accelerating implementation.

The most important questions:

  • Will my budget be taken into account when designing.
    Remember that at the design stage it is easiest to save in places where it is possible.
  • What will communication with other contractors be like? How will the project be created?
    Will you contact them yourself and will there be a fee?
  • What will the construction project include? Does the price include the detailed design of the sanitary and electrical installations and connections?
  • What about the facade design? It's worth knowing what your house will look like from the outside.
  • What is included in the project price? What is charged extra?
  • Is the estimate already included in the price?

If you have trouble getting information on any of the questions above, ask yourself why? Where is the problem?
During the conversation, you should feel comfortable talking. Make sure the person is competent, communicative, but able to say "NO". A person who is too agreeable may do more harm than good. He is the expert in his field. If he is agreeable every time, it is possible that he is not sure of what he is doing.

You can approach looking for a designer like looking for a highly qualified employee. The more recruitment meetings you have with designers, the easier it will be to interview each subsequent one. Choosing a good designer will take you 10-15 hours. Remember, the better the project, the fewer doubts and questions both from the contractors and from you. You've probably read a lot of articles, opinions, maybe forums where something new appears all the time. This is due to the apparent savings on the project and the wrong choice of architect. The moral is that by finding a good designer, you will save much more time than you spent looking for.

Not to mention the financial costs resulting from various changes during the investment implementation, which are much more expensive at the construction stage than at the design stage.
