Each of us makes mistakes, but the most important thing is to notice them and not make the same ones again. Use the list we have created especially for you based on the most common mistakes in real stories we have heard from our clients.

1. Failure to check additional fees related to the use of the apartment.
We often encounter situations where we have not received specific information from the owner regarding all fees. Rent is not everything, it is worth asking about hot water and heating.
Who lived there before and did they live there at all?
Ask for previous bills from different periods to be sure whether your bills will be what you expect. This way you will protect yourself against an unpleasant surprise with a large surcharge, e.g. for heating.

2. Failure to check whether there is moisture, mold and fungus in the apartment.
If the apartment has been refreshed, you cannot see exactly what condition the walls are in. It is worth asking the owner directly whether there is damp, mold or fungus in the apartment.

3. Failure to check household appliances in the apartment
Check whether the refrigerator operates quietly; also ask the owner about the power consumption class of this device.

Najczęstsze usterki to:

  • a broken gas stove.
  • a faulty washing machine that cannot wash clothes.
  • an oven that cannot bake a cake.

Remember to include in your rental agreement who is responsible for repairing household appliances.
Usually, large appliances such as a refrigerator, washing machine, or oven are on the lessor's side. Smaller items such as a light bulb, gasket, etc. are on the tenant's side..

4. Failure to check the so-called cardinal directions window exhibitions.
A few days after moving in, you may find that the apartment is depressing. The sun practically does not look into the windows. Constant darkness in the apartment causes bad mood. The best direction for windows is south, southwest or east-south-west.

5. Failure to check communication or incorrectly checked communication/access to the workplace.
Remember, it is worth checking the real travel time to a specific place at specific times of the day. In the morning, when everyone goes to work, the streets are jammed, which may translate into the time you will have to spend on commuting every day. Also check the walking distance to your place of residence. Sometimes it happens that after getting off the bus at 11 p.m. we have to walk through a forest that is not lit at all. Also pay attention to the width of the entrance to the estate. It may happen that the road is very narrow, which also negatively affects communication, where the time of leaving the estate to the main road may be extended by an hour.

6. No negotiations.
Most people don't negotiate anything and that's a big mistake because negotiations can be about anything. You can negotiate rent, contract terms, etc.

7. Deficiencies in contracts
There are often errors regarding the date, rent and deposit. It happens because
a large group of people do not read contracts at all and sign contracts in so-called "good faith", believing that the other party is not acting to their detriment and has good intentions. This varies, and such action often ends in a quarrel between the parties.

The most common mistakes in lease agreements:

  • no date in the contract,
  • it is not known who can terminate the contract with whom and under what conditions,
  • no description of the deposit,
  • no specific conditions when the owner can enter the apartment,
  • on what basis and how do we settle utilities, water, heating,
  • no delivery and acceptance protocol,
  • who is responsible for household appliances and their possible repairs.

8. Failure to check the noise level of the apartment.
Nowadays, many people work remotely in their apartments and organize a so-called home office. It is worth paying attention to what can be heard in the apartment, at what times the apartment is exposed to sounds from outside and what these sounds are.

The apartments most exposed to sound penetration are apartments in large slabs, where the ceilings, floors and walls are made of the same material. In such apartments you often live with your neighbors' lives, because in most cases you hear them all the time. Remember to check whether the apartment is close to the communication route. It may be stairs or an elevator.

You must be aware that if the apartment is located close to the staircase, you will hear the sounds of the tenants every time.

Finally, a bonus for persistent readers. So another condition that is also worth verifying is:

Checking the neighborhood.
What is happening around is very important. The bedroom windows overlook the parking lot. Ask yourself whether you want to sleep with the window open and listen to the sound of cars starting or tires screeching? There is a car repair shop next to the apartment, you can constantly hear the sounds from the workshop and smell the exhaust fumes.
A common problem is a closely placed waste bin or the entire room containing the containers. A bus line or main communication route close to the apartment may also cause problems.
An apartment above a commercial premises with a kebab or a beer garden may be liked by some people and repelled by others.
Regardless of whether the apartment is in a large building, in a good location, or a house on the outskirts of the city, it is worth making sure that the apartment actually meets our expectations.
