How to collect an apartment from the developer?

Collection usually involves paying the last installment, so it's worth doing it right. It is best to collect the apartment during the day in the presence of the developer's representative. In short, the purpose of acceptance is to compare and check the contract and all annexes as to the quality of finishing between the information protocol.

The development status is not precisely defined by regulations. That's why we pick up the apartment based on the promise made by the developer at the time of signing the reservation agreement. This means that we can already obtain a lot of information about the apartment, e.g.:

  • whether the pipes in the bathroom will be in the walls or outside, or whether the bathroom is adjacent to another apartment.

It is worth noting that placing pipes in the wall will negatively affect the acoustics of the room.

During collection, we should check, among other things:

  • architectural projection, room dimensions, height, curvatures,
  • whether the walls meet at a right angle, the possible deviation is a maximum of 4 mm per meter,
  • checking the quality of plasters,
  • checking with a spirit level whether the floor is even,
  • checking windows and doors,
  • ventilation, number of grilles,
  • checking the balcony, sheet metal work,
  • view of the electrical installation,
  • projection of the sanitary installation, sewage pipe, drains,
  • warranty for installed products, windows, doors, radiators, generally all elements in the apartment,
  • agreeing with the developer how to submit comments,
  • determining with the developer whether, in addition to the warranty, it also offers its own warranty,
  • whether the house has obtained an occupancy permit from the district building supervision inspectorate (this aspect is very important because it means that all utilities are connected and we can safely use the apartment),
  • Are there any material approvals and certificates available?
  • photo documentation before applying plasters,
  • Keys to the electricity, gas, water and mail boxes,
  • keys to the staircase, basement, garage, outbuilding,
  • remote control for the entrance gate and garage gate.

A good practice is to use a person who deals with collections on a daily basis.
The comments of a friend or family member may not be enough for the developer. It is best to have this done by a person who is appropriately qualified and impartial.

It shows exactly where the so-called heat escapes. thermal bridges. Thanks to the thermal imaging camera, we can also check where there is moisture and blowing through sockets and window sills. It is worth checking this, because poorly connected sewage pipes, a broken pipe in the wall or replaced ventilation ducts may prove to be a big expense in the future.

In turn, at the time of acceptance, it is worth writing down a report on the actual technical condition of the building.
You submit the report with your comments to the developer. This will help you get a better price or the defects will be repaired at the developer's expense.
The developer is obliged to issue a statement within 14 days whether it acknowledges the reported faults and defects. He must correct those that he considers to be shortcomings within 30 days.
The apartment or house is covered by a warranty within 5 years and any defects are repaired at the developer's expense.
